Solid execution of a complex process
On behalf of a private developer, Intermarket managed the development process for a large-scale retail project that needed to be built-out in a tight timeframe to meet aggressive occupancy requirements. The key challenges included:
• creating a new public street through the site and widening of Kennedy Road
• obtaining over 150 permits from Municipal, Provincial and Federal agencies
• purchasing land from the MTO and then re-aligning ramps that access Highway 401
Intermarket developed a detailed critical path schedule for the project and:
• negotiated all infrastructure and Site Plan Agreements for the new street and the widening of Kennedy Road
• coordinated all consultants and obtained over 150 permits from three levels of government
• negotiated the land purchase and then realigned the Highway 401 ramps
• managed the construction of the 480,000 sf shopping centre
This large-scale development was opened on-time, within budget; and has been extremely successful. The project has also been fully integrated into the neighborhood as a focal point for the entire community.
