Proactive Value Creation

On behalf of the Limited Partnership, Intermarket purchased raw land that was well-located but designated Agricultural with no services. Intermarket developed a concept for a industrial business park and convinced the neighboring residential community that the new project would not have a negative impact on their residences.


Intermarket managed all consultants in the finalizing of an Official Plan Amendment (OPA), all zoning bylaws, obtained Draft Approval and registered a Plan of Subdivision .

Intermarket also negotiated a complex Cost-Sharing Agreement with an adjacent land owner whereas the neighbor front-ended all servicing costs; and this saved the Limited Partnership from investing significant monies into infrastructure costs.


Intermarket negotiated and closed the sale of the 12-acre site to a developer specializing in industrial business parks.

Significant value was created in the lands that provided the Limited Partnership investors with returns that greatly exceeded expectations.
