Ideal Location at Highway 401 & Highway #8
IP Park Industrial Campus extends along the northwest edge of the Cambridge North Business Park and has a focus on distribution, logistics, high-tech manufacturing and research. Notable tenants include Toyota, BlackBerry, Loblaws and Shimco. Located directly north of Highways 8 and 401, Cambridge North Business Park provides efficient regional connectivity, with access to Pearson International Airport and the US Border Crossing at Buffalo within ~45 mins and ~1.5 hrs., respectively. An abundance of high-quality amenities can be found directly south of Highway 8 at the Sportsworld retail node as this retail district has over 800,000 sq. ft. of shopping and restaurant facilities including over 20 eating establishments.
IP Park is the most significant parcel of industrial development-ready lands to become available within the last 10 years. Rarer still is the prospect of industrial development in the heart of Canada’s Technology Triangle (CTT) and integrated within the Toronto-Waterloo Innovation Corridor. The CTT remains one of the most prosperous places in the country to live and work; boasting a strategic location, a growing population and a skilled technology-focused workforce.

IP Park & Supercluster
SUBSTANTIAL PUBLIC AND PRIVATE INVESTMENT IN WATERLOO REGION
Waterloo Region has recently been targeted for over $1.5 billion in capital investment and funding from Toyota Motor Corp. and the federal and provincial governments. Toyota’s announcement includes $1.4 billion to prepare their Cambridge/Woodstock plants for hybrid RAV4 production in 2019 and approximately $110 million to be allocated to research and development initiatives. The investments will create 450 new jobs in addition to 1,000 new co-op placements. Through the Supercluster program, the federal government has also committed $250 million to NGM Canada, with the objective of building next-generation manufacturing capabilities through training and technology adoption. IP Park is a key member of the NGM Canada team.
