Challenge
Create a comprehensive site plan that maximizes the views across the adjacent vineyards and integrates the buildings with the existing wood lots; while buffering the project from the adjacent highway and regional roads.
Solution
- Developed a master plan for the site that creates views for both buildings on site, while allowing the existing trees on-site to be integrated into the overall development.
- Create a heritage design for the project that is reminiscent of historical properties in the area; while including all of the modern amenities.
- Revised the ownership tenure for the project from Life Lease to condominium in order to react to the changing retiree market.
Result
The site plan was revised and ownership model changed; and the property is currently in the process of being re-developed as a retirement condominium project.
