Making changes to make money

Intermarket was in the process of marketing an industrial parcel with limited road frontage and no highway exposure. However, a French school board (Conseil Scolaire de district du Centre Sud-Ouest) expressed interest in purchasing the site at a very favourable price, if the site could be re-designated for a school use in a short period of time.



Intermarket initiated a Minor Variance change to the industrial zoning designation to permit a school use. The use change was approved by Council within six weeks of submission.

An adjacent owner objected to the Minor Variance decision and referred the matter to the Ontario Municipal Board (OMB). Intermarket negotiated with the neighboring owner and convinced them to withdraw their OMB objection, and then closed the transaction with the school board.


Intermarket’s industry knowledge and planning expertise allowed for the re-designation of Employment lands which enabled the site to be sold at a high value to the French School Board.
